<p>For many of our neighbors in Livermore, summer means more than sunshine and vacations. It also means working in the yard &#8211; often with tools that can be dangerous if not used properly.</p>

<p>Each year about 400,000 people are treated for injuries from lawn and garden tools, according to the U.S. Consumer Product Safety Commission (CPSC). Don&#8217;t let your landscaping efforts land you in the hospital! Follow these handy safety tips.</p>
<p>&nbsp;</p>
<p>&nbsp;</p>
<p><strong>Tool safety tips from the U.S. CPSC:</strong></p>
<p><strong></strong></p>
<p><strong></strong></p>
<ul>
<li>Dress appropriately. To protect yourself from debris when using lawn tools, wear eye protection, long pants, long-sleeved shirts, close-fitting clothes and no jewelry. Sturdy shoes are recommended, and ear plugs may be appropriate      depending on how loud the device is.</li>
<li>Before starting, remove objects from your work area that could cause injury or      damage, such as sticks, glass or stones.</li>
<li>Keep children indoors and supervised at all times when any outdoor power      equipment is being used. Never let a child ride or operate a garden tractor or riding mower, even if the child is supervised. And never assume children will remain where you last saw them. Use extreme caution when backing up or approaching corners, shrubs and trees.</li>
<li>Teenagers using power equipment should always be supervised by an adult.</li>
<li>Handle gasoline carefully. Never fill tanks while machinery is on or when      equipment is still hot. Of course, you should never smoke or use any type of flame around gasoline or any gasoline-powered equipment.</li>
<li>Do not work with electric power tools in wet or damp conditions. For protection gainst electrocution, use a ground fault circuit interrupter (GFCI).</li>
<li>Be sure that extension cords are in good condition, are rated for outdoor se, and are the proper gauge for the electrical current capacity of the tool.</li>
</ul>
<p><strong>Lawn Chemical Safety Tips from Texas A&amp;M University:</strong></p>
<ul>
<li>If you use chemicals to control weeds or pests in your lawn, read the product      label carefully so you understand the potential effects on humans, animals and the environment. Follow all instructions.</li>
<li>Keep children and animals away from the application area, and protect your      skin, eyes and nose during and after application.</li>
<li>Remember, use only the recommended amount. Using more of the chemical will not do a better job.</li>
<li>Ask yourself if you truly need to use a general pesticide. Is there a product that will specifically treat only the problem you need to solve?</li>

<p>A home’s market value reflects current economic conditions, taxes, school districts, the value of the land and location, and other factors unrelated to construction cost.  The cost to rebuild your home is based only on the cost of materials and labor in your area.  It is important that you insure your home based on its reconstruction cost, NOT its current market value</p>

<p><strong>Why is reconstruction more expensive than new construction?</strong></p>

<p>New-home builders typically build many homes at once, and solicit bids from various sub-contractors to receive the best pricing. Their business model is based on economies of scale. For example, they may purchase 20 bathtubs at once, securing a lower unit cost. These economies of scale don’t exist when building a single home.</p>

<p><strong>How can I make sure I have the correct amount of insurance?</strong></p>

<p>As the weather gets warmer outside most motorcycle riders are beginning to ride more often. Now is the best time to review your motorcycle insurance to make sure you are properly covered! In addition, please take note of the below important safety tips to keep you safe on the road!</p>

<p><em><strong>Nine out of 10 motorcycle accidents involve untrained riders. </strong></em>When you’re controlling this much force, it’s essential to have complete command of your machine. More than 90% of riders involved in accidents haven’t taken a formal motorcycle driving course.</p>
<p>&nbsp;</p>
<p>Know your bike’s capabilities – how it performs in a curve or on slick roads and how quickly it can stop. Errors like overbraking, driving too fast or undercornering are major factors in many solo accidents.</p>
<p>&nbsp;</p>
<p>Most insurance companies offer discounts to riders who attend the Motorcycle Safety Foundation’s safe riding courses or are active in one of the 25 approved groups that promote safe riding. Do both those things and you can reduce your premium significantly!</p>
<p>&nbsp;</p>
<p><em><strong>In a crash, the SUV wins. </strong></em>When cars and motorcycles collide, it’s usually because the driver of the car failed to see the cyclist. With more SUV’s on the road, it’s even more critical to take extra steps to become more visible. Use your headlamps – both night and day – and wear yellow, red, or orange jackets to make yourself easy to see. Make a point of positioning yourself in your lane of visibility.</p>
<p>&nbsp;</p>
<p><em><strong>Remember: Ride sober. </strong></em>Driving impaired is more deadly for bikers than other drivers. In fact, more than half of all motorcycle deaths occur when the rider has been drinking.</p>
<p>&nbsp;</p>
<p><em><strong>No one’s too old to wear a helmet. </strong></em>A motorcycle rider not wearing a helmet is five times more likely to sustain a critical head injury in a crash. Buy a full-faced helmet for the best protection for your head and eyes. Wear other protective gear as well: heavy leather or synthetic gloves, long pants and jacket and over-the-ankle leather boots.</p>
<p>&nbsp;</p>
<p><em>This advice applies to ALL riders – not just teenagers learning to ride! Today, more than 44% of all fatal motorcycle accidents involve riders in their 40′s. That’s three times higher than a decade ago.</em></p>

<p>Distracted drivers in come in all shapes, sizes, ages and experience levels. Even if you’re not one today, you could become one at any moment — in the time it takes you to answer your cell phone or check the kids in the back seat when you’re driving through {neighborhoods}.</p>
<p>&nbsp;</p>
<p>If you or someone else you know thinks you can drive just fine while talking on your phone, think about this: More than 450,000 people were injured in crashes that reportedly involved distracted driving in 2009, according to the National Highway Traffic Safety Administration. More than 5,000 of those people died.</p>
<p>&nbsp;</p>
<p>Distractions on the road come in many forms, according to <a href="http://www.distraction.gov/">www.distraction.gov</a>, a U.S. Department of Transportation website. There are three main kinds of distractions:</p>
<ul>
<li>Visual – taking your eyes off the road</li>
<li>Manual –taking your hands off the wheel</li>
<li>Cognitive – taking your mind off what you’re doing</li>
</ul>
<p>&nbsp;</p>
<p>To help you avoid all three kinds of distractions the next time you’re behind the wheel of your car  here are a few tips:</p>
<ul>
<li>Put your phone in silent mode and store it away from the front seat or in a purse or bag. This helps reduce temptation.</li>
<li>Have a passenger answer your phone or return text messages for you.</li>
<li>If a call or a text can’t wait, pull over in a safe spot before using your phone.</li>
<li>This one seems obvious, but finish shaving or applying makeup before you get in the car!</li>
<li>If you’re emotional, wait until you’ve calmed down before hitting the road.</li>
<li>Avoid road rage. You’ll be happier and safer.</li>
</ul>
<p>&nbsp;</p>
<p>Whenever you’re on the road, it’s not a time to multi-task. Focus on driving safely.</p>

<p>A few tips for ensuring your vehicle does not get burglarized:</p>
<ul>
<li>Take <em><strong>ALL</strong></em> valuables out of your car.</li>
<li><em><strong>Most break-ins today are usually &#8220;crimes of opportunity,&#8221; and are not committed by professional thieves</strong></em>. Any item, no matter how insignificant, may create an interest for break-in. Try not to leave purses, wallets, shopping bags, gym bags, clothing, and cash (even coins) in plain view. Place small electronics (iPods, GPS, cell phones) into the trunk before finding a parking space where potential thieves can see. It&#8217;s not enough to stuff them behind the seat or on the floor!</li>
<li>Try to park your vehicle in a highly visible place with a high concentration of pedestrian traffic. If you are parking at night, try to park it in well-light areas.</li>
<li>Park in garage (if available) when at home.</li>
<li>Lock the doors.</li>
<li>Do not leave your vehicle unattended for a long period of time.</li>
<li>If possible, eqiup your vehicle with a loud alarm and passive disabling system.</li>
</ul>
<p>Important: If you notice suspicious activity in the area you parked your car please contact your local police station and give them as much information as you can, such as descriptions of the suspect(s): clothing, height, weight. If possible get the license plate number of the vehicle they are driving.</p>

One important limit is for the theft of jewelry. To keep coverage affordable because jewelry can be easily stolen, the standard policy has a relatively low limit of liability for theft, generally $1,500. This limit would also be subject to your homeowner&#8217;s deductible.</p>

<h1>Condo or Condon’t — Condo Insurance</h1>

<p>You’ve taken the plunge and opted for condo life.  Now that the papers are signed, it seems like everything is taken care of for you—building maintenance, roof repairs, landscaping, insurance, etc.  It’s time to relax because everything is covered, right?</p>
<p>&nbsp;</p>
<p>Not quite.  The insurance policy provided by the condo association covers the building structure and common areas, but what about potential structural damage to your unit and covering your belongings?  Without a personal condo insurance policy, you could be left high and dry if your unit floods, is damaged in a fire, etc.</p>
<p>&nbsp;</p>
<p>Most condos need two insurance policies.</p>
<p>&nbsp;</p>
<p><strong>Master Policy:  </strong>Generally provided by your condo association, this policy covers the physical structure of the building, including basement, roof, walls, elevators, lobbies, etc.  Coverage usually includes both physical damage and liability. Get a copy of the policy so you know what’s covered.</p>
<p>&nbsp;</p>
<p><strong>Personal Condo Policy:  </strong>This will cover additional structural damage to your unit, including cabinets, appliances, personal belongings, and more.  This also covers living expenses if you fall victim to a fire, theft, or other covered disaster.  Many insurance carriers, such as Safeco Insurance<sup>TM</sup>, offer enhancements that include personal property protection in your condo insurance policy. <p><strong>Flood or Earthquake</strong>:  Read the fine print on your policy.  They often won’t cover damage due to these disasters.  Additional coverage may be required if you live in a prone area.</p>

<p>All are common issues and they’re not only annoying — they also cost you money in decreased energy efficiency and higher utility bills.</p>
<p>&nbsp;</p>
<p>Would you like to save $200 to $400 a year on your energy costs? That’s how much the U.S. Environmental Protection Agency’s Energy Star program estimates that homeowners can save by incorporating technologies to make their homes operate more efficiently.</p>
<p>&nbsp;</p>
<p>Of course, helping to protect you and your family is our goal at {Agency name}, and keeping your home well-maintained usually means your home will be safer as well. Those are goals we all should share. Several of the tips below from the National Association of Home Builders will help you accomplish both.</p>
<p><strong> </strong></p>
<p><strong>Do a home-energy audit</strong></p>
<p>Making your home more efficient can seem like an overwhelming task. But “auditing” your energy efficiency is something you can do yourself, and it’s relatively simple. This will show you where your home loses energy, how efficient your heating and cooling systems are, and ways you can decrease your electricity use. Just inspect the areas listed here and note the problems you find.</p>
<p>&nbsp;</p>
<p><strong>Where’s the air?</strong> Air commonly “leaks” from homes through gaps around baseboards, electrical outlets and windows or doors. Stopping these drafts can save up to 30 percent of your yearly energy costs. Be sure to check your home’s exterior as well, paying particular attention to areas where two different building materials meet. When you find leaks, seal them with caulk or weather stripping.</p>
<p>&nbsp;</p>
<p><strong>Don’t wait … insulate!</strong> Check to see if the amount of insulation in the ceiling and walls is sufficient. Your attic door should be insulated and close tightly. For walls, make a small hole in a closet or other inconspicuous place and probe into the wall with a screwdriver — the area should be completely filled with insulation.</p>
<p>&nbsp;</p>
<p><strong>Do a systems check</strong>. Efficient heating and cooling systems can save you frustration as well as money. Make sure ducts and pipes are insulated properly, and have your equipment checked and cleaned by a professional each year. Filters for forced-air furnaces should be replaced as soon as they are dirty, or every 30 to 60 days.</p>
<p>&nbsp;</p>
<p><strong>Let there be (efficient) light.</strong> Lighting can account for up to 20 percent of your home’s total electricity use, so consider compact fluorescent lamp (CFL) bulbs, which last longer and use far less energy than incandescent bulbs.</p>

<p>The only thing left to do after you complete your audit (and make any necessary changes)? Figuring out how to spend the money you’ll save each year!</p>
