Our agency has been getting calls from clients requesting quotes for flood insurance on their properties in anticipation of California’s EL Nino. It is important to note that floods are not covered on a homeowner’s or commercial property policy and will always require separate insurance.


Flood insurance is generally optional and more affordable than you would expect. Most policies in a non-flood zone are less than $500 a year.


Coverage comes with a 30-day waiting period. If you are considering flood insurance this year it is important to be prepared. Any claim submitted within the first 30 days of the policy’s effective date will not be covered.

What does flood insurance cover?   Your structure (typically up to $250,000, unless a higher limit is requested), and $100,000 for household personal property.
